The Level 3 Building Survey is the most detailed and thorough survey available. It’s designed to give you a complete picture of a property’s condition, with clear advice on any repairs or maintenance that might be needed now or in the future.

This survey is suitable for all types of properties but is particularly important if you’re looking at an older or period home, a property that’s been significantly altered, or one that’s in poor repair. Because it’s so comprehensive, it helps uncover issues that might not be obvious on the surface giving you peace of mind before you commit.

The report breaks down the construction methods and materials used throughout the building and describes the condition of each part. It also highlights any risks from defects that might be hidden or in places that are hard to access. When issues are found, the surveyor will explain the likely causes and outline what needs to be done to fix them.

We prepare all our reports using RICS approved templates that are clear, straightforward, and free from confusing technical jargon. To make things even easier, we use a traffic light system, so you can quickly spot which parts of the property need urgent attention, which need some care, and which are in good shape. The report also includes additional photographs to help illustrate the points made, along with practical advice about ongoing and future maintenance.

Costs

Choosing the right level of survey depends on the age, condition, and complexity of the individual property you’re buying. For this reason we must first identify the property in order to provide an accurate quotation. As a guide, a Level 2 Home Survey ranges from between £600 - £900 and a Level 3 Building Survey starts from £900.

These prices are exclusive of VAT. The prices listed above are for guidance only and can vary significantly. We assess each property individually and provide a tailored quote based on its specific requirements, complexity, and other relevant factors.
