The Level 2 survey, often called a ‘HomeBuyer Report’, is one of the most popular choices for people buying a home. It includes a careful inspection of the property and a clear, easy-to-understand report. Our reports are compiled using RICS-approved templates that are designed to be jargon-free and easy to follow. This type of survey works really well for homes that are fairly modern, usually those built in the last 70 to 80 years and are generally in decent condition. It’s designed to give you peace of mind without overwhelming you with too much technical detail. However, if the property you’re looking at is older, or has had major changes or renovations done, then a more detailed Level 3 Building Survey is usually the better choice. That survey takes a deeper dive into the building’s structure and can uncover hidden issues that a Level 2 survey might miss.

Costs
Choosing the right level of survey depends on the age, condition, and complexity of the individual property you’re buying. For this reason we must first identify the property in order to provide an accurate quotation. As a guide, a Level 2 Home Survey ranges from between £600 - £900 and a Level 3 Building Survey starts from £900.
