We offer a range of valuation services designed to suit different requirements, including Help to Buy valuations and private valuations.
A RICS Valuation is a professional assessment of a property’s market value, carried out by an experienced, registered valuer who is a member of the Royal Institution of Chartered Surveyors (RICS). This valuation follows strict guidelines and professional standards to ensure your property is valued as accurately as possible, taking all relevant factors into account.
It’s important to understand that a valuation is quite different from the market appraisals you might get from estate agents. Valuations are formal, regulated, and conducted by qualified professionals. However, a valuation is not a survey. While it reflects the market value, it doesn’t assess the condition of the property. This means a property could have defects both minor and significant that don’t affect its value but might still require costly repairs.
If you’re buying a property, we highly recommend having a Level 2 Home Survey or a Level 3 Building Survey carried out alongside your valuation. This way, you get a complete picture not only of the property’s market value but also of its condition and any potential maintenance costs.
Help to Buy Valuations
If you’ve used the Help to Buy scheme, a government programme that helps buyers by sharing property ownership, then you will need an independent valuation when you sell your home or repay the loan. We provide these valuations from £295 exc. VAT, aiming to make the process as straightforward and stress free as possible.
